OUR VISION

Navigate is dedicated solely to the management of homeowners associations, condominiums, townhomes, and high-rise communities across Washington State. HOA and condo management is all we do. No rental management, no divided attention. Every person we hire, every system we build, and every process we refine exists to serve one type of client: community associations.

That focus matters. Community association management is genuinely complex. It requires deep expertise in Washington State law, financial oversight, insurance requirements, vendor relationships, governing document compliance, and the kind of consistent communication that keeps boards informed and owners confident. Most management companies split that attention across multiple property types. We don't. And we believe the communities we serve can feel the difference.

Navigate is a family-owned Washington State company, and we're proud of that. We're not a national franchise or a corporate portfolio operation. We're a local team that genuinely cares about this industry and the people who live in the communities we manage.

We are an AAMC-accredited firm, a distinction held by fewer than 6% of management companies nationwide. Our Approach: A Team Built Around Your Community

At Navigate, we believe the best-managed communities are supported by a team, not just a single point of contact. That philosophy is built into everything we do.

Many management companies assign one manager to handle everything for your community, which means when that person is out, unavailable, or moves on, your community feels it immediately. We operate differently. Every community we manage is backed by a dedicated management team that includes a community association manager, a customer service team available seven days a week, and a full support structure behind the scenes handling financials, compliance, maintenance coordination, and more.

Our managers are required to hold professional credentials through the Community Associations Institute, including the Certified Manager of Community Associations (CMCA) designation, within their first year at Navigate. Many of our managers also hold the Association Management Specialist (AMS) and Professional Community Association Manager (PCAM) designations. Navigate itself holds the Accredited Association Management Company (AAMC) designation, which fewer than a handful of Washington State management companies have earned.

We also invest heavily in ongoing education. Our team stays current on Washington State law, WUCIOA compliance, insurance requirements, reserve funding, and industry best practices so your board doesn't have to figure it out alone.
