If your email address was on file with Brink Property Management, you should have received an email with an invitation to register. Yes, we offer a free online payment by eCheck/ACH through our homeowner portal. You can schedule an automatic payment at the date of your choice or go online to submit a payment each time a payment is due. You will be able to review your account, including payments and charges. When scheduling a recurring payment, please make sure to choose a date before the due date of your Assessment to avoid late fees, interests and other charges.

Yes, you can pay your Association dues by credit card through the homeowner portal.For credit card payments, there is a fee charged by a third-party processing party.

For security reasons, we do not handle the bank account information of homeowners in our office. Therefore, we do not offer an automatic ACH through our office. If you would like to schedule an automatic payment, please use our secured homeowner portal.It’s free for payments by eCheck/ACH.

You will need to delete your current payment through your bank and create a new payment. The payee must be the name of your Association and the account number is your lockbox ID. Your lockbox ID can be found in the email sent you received, but if you have any trouble you are welcome to email support@navigatecm.com to obtain your lockbox ID.
Your account/lockbox number is different from the one you had at Brink.

At Navigate, we work differently than most management companies to ensure a great homeowner experience. We have a support team dedicated to answering questions and requests from homeowners. If you have a question, maintenance request for the community or comments, we recommend using the work order feature in the homeowner portal. No, no vote is required by the community to approve the budget, unless there is a motion to reject the budget. If a homeowner makes a motion to reject the budget, the number of homeowners voting against the budget must be tallied if more than 50% of the community is present in person at the meeting.
RCW 64.90.080 provides that, ‘to protect the public interest, RCW 64.90.095 and 64.90.525 supersede existing provisions of the governing documents of all plat communities and miscellaneous communities previously subject to chapter 64.38’. In other words, this means that the Board of Directors has the authority to increase the assessment(s) for the community above and beyond any limit stated in the Governing Documents.
A reserve study is a long-term capital budget planning tool which identifies common elements that will require large maintenance/replacement (such as a playground) and for which the Association needs to set funds aside so the Association can pay for those major expenditures without a special assessment. A reserve study is required to be updated every year by State Legislation.

Supervise a team of accounting assistants, ensuring accurate and timely completion of accounting tasks.

Assist with onboarding of new clients
Month-end close duties and associated journal entries
Monitor CD renewals
Oversight of billing of ancillary fees
Special assessment tracking
Banking relationship (new bank accounts)
Daily Positive Pay management
Troubleshoot accounting issues as they arise, providing timely resolutions to ensure accuracy.
Bank Account and Credit Card Reconciliations: Conduct thorough reconciliations of bank accounts and credit cards to maintain accurate financial records.
Monthly Accrual Journal Entries: Prepare monthly accrual journal entries and meticulously review general account ledgers to ensure financial integrity
Ensure financial record-keeping and bookkeeping practices and techniques are consistent with GAAP.
Tax returns and audit
Oversee tax return preparation
Coordinate Audit and respond to questions from third-party auditor
Assist with Audits and Tax Returns: Collaborate with external CPAs by providing necessary documents for year-end audits and tax returns, ensuring compliance and timely submission.
Budgeting
Assist with yearly budget procedure & training
Review budget for large clients
Assist with Budget Ratification Meetings
Team collaboration
Assist managers with responding to questions from board members related to financial reports and accounting.
Collaborate with other team members to develop and implement effective financial policies and procedures.
Attend board meetings as necessary to answer questions from Board members about their financial
Qualifications
Proven experience in accounting and financial management, ideally within the Community Association Industry
Strong leadership skills to oversee a team of accounting assistants.
In-depth knowledge of both cash and accrual accounting methods.
Excellent problem-solving abilities to troubleshoot accounting issues efficiently.
Strong communication skills for effective collaboration with team members and external partners.
Minimum Education : Bachelor's
Minimum Experience : 2 Yrs
